Heating and cooling in West Seneca often starts in the basement, where damp air near Cazenovia Creek and the other creeks is hard on furnaces, boilers and ductwork. We are about 12 minutes away in Orchard Park, and West Seneca is on the service-area list in our Google profile.
The town had 45,500 residents at the 2020 Census, according to Wikipedia, and a lot of its homes were built in a short window after the war. That age plus moisture decides what we look for when we open a cabinet.
Damp basements and the creeks of West Seneca
The Town of West Seneca’s comprehensive plan notes that FEMA maps significant areas of town as 100-year floodplain, along Cazenovia Creek, Buffalo Creek, Cayuga Creek, Smoke Creek and Ebenezer Brook. Wikipedia adds that Cazenovia Creek is known for its annual ice jams in early spring. Not every house sits in a floodplain, but damp basements show up well beyond the mapped areas.
The National Weather Service in Buffalo keeps a record of what that looks like. On January 31, 2001, a rapid rise produced an ice jam on Cazenovia Creek, and in West Seneca basement and road flooding occurred in the Parkside and Willowdale neighborhood.

Moisture does specific damage to heating equipment. We look for rust on the burner box and cabinet base, a corroded flue, stained duct joints and a floor drain or condensate line that is not draining. Raising a furnace on a pad, replacing rusted sheet metal or rerouting a condensate pipe often costs less than replacing a unit that was fine until the damp got to it.
The town grew from 12,694 people in 1940 to a peak of 51,210 in 1980, the town’s plan reports, and over a third of its housing was built in the 1940s and 1950s with another 22 percent in the 1960s (as of 2000). That makes many furnaces second-generation. Snow matters too: the National Weather Service reported 57 inches in West Seneca and 60 in Gardenville in the November 17 to 19, 2014 lake-effect storm.
The Census Bureau’s American Community Survey (2020-2024 estimates) puts the median year built at 1967 and finds about 77 percent of homes owner-occupied. About 91 percent heat with utility gas. The typical setup is a family’s own furnace, installed in a house that is now past 50 years old.

Services West Seneca homes ask for most

How a West Seneca visit works
West Seneca is one of the closest towns we serve, about 12 minutes from Orchard Park. Call us, describe what the furnace or air conditioner is doing and mention if the basement gets wet. We say honestly when we can get there, and our hours are Monday through Friday, 7:30 AM to 5:00 PM.
On site we inspect the equipment and its surroundings together, because a dry furnace in a wet room still has a problem. You get a quote that makes sense before any work, and if a duct repair or a whole-home humidifier would be a mistake in a damp house, we tell you so.

Local anchors and licensing in West Seneca
Erie County Consumer Protection lists the Town of West Seneca as requiring plumbers to be licensed. It does not name HVAC contractors, so ask the town which license or permit covers your work before you hire anyone.
Wikipedia reports that the land was part of the Buffalo Creek Reservation, closed to settlement until the mid-19th century, and that the town was formed as Seneca in 1851 and renamed in 1852. Gardenville sits on the northern border with Cheektowaga, Transit Road forms the east line, and the town stands at about 643 feet.
We have no project photos tagged to West Seneca streets on this site yet, so we will not pretend. What we can point to is 57 Google reviews and a 4.9 rating as of October 2026. Read them. If you live in Gardenville or Ebenezer, or off Union Road, Seneca Street or Clinton Street, you are in the area we are describing.

West Seneca heating and cooling questions
Why does my West Seneca furnace rust?
Moisture is the usual cause. Many West Seneca houses sit near Cazenovia Creek or Buffalo Creek, and a damp basement rusts the burner box, flue and cabinet base over time. We look at the room as well as the furnace, then recommend a pad, a drain fix, new venting or a replacement, depending on what the damage and the age call for.
Is West Seneca in a flood zone for furnaces and boilers?
Parts of it are. The town’s comprehensive plan notes significant 100-year floodplain areas along Cazenovia, Buffalo, Cayuga and Smoke Creeks. Check your address on FEMA’s flood maps. If you are close to a creek, raising equipment off the floor is worth discussing, because floodwater and gas or electric equipment do not mix.
Does the Town of West Seneca license HVAC contractors?
Erie County Consumer Protection lists the town as requiring plumbers to be licensed. It does not mention HVAC contractors. New York has no statewide HVAC license, so call the town and ask which license or permit applies to your work. Ask any contractor you are considering which of those they hold.
How soon can you get to West Seneca?
West Seneca is about 12 minutes from our Orchard Park base, so distance is rarely the delay. We tell you honestly when we can come once we know the problem. Our hours are Monday through Friday, 7:30 AM to 5:00 PM. Customers have described quick visits in Google reviews, but we do not promise an arrival window.
